1. First things first Self-Promotion is Everything!!!! 

Have you ever looked at ads and thought why they are there when you said you were not interested anymore?

Well, they are there for a reason! They might be annoying for everyday people, but they are an essential part of landing clients. See, sooner or later someone is going to click on the ad and become interested all over again. 

All you have to do is know HOW to self-promote yourself. 
Promote yourself through things like direct mail, email marketing, website marketing, search engine marketing, social media, public relations and old-fashioned, pick-up-the-phone and dial broker after broker after broker until you get a buyer. Whatever you do is do not give up! 

Just be ready to know how to deal with your money for advertisements. 

2. You can avoid a commission if you have buyers.


Yup, you heard it here first (hopefully). 

Before you sign with an agent, reveal in writing any legit potential buyers who have already expressed interest. 

If a disclosed buyer decides to complete the purchase, you do not have to go through the broker — or pay the broker's commission.

3. The commission is negotiable. Going on from the previous statement, if you have an agent, negotiate your price! Usually, agents get around 6%, but they do not have to if you do not want them to have it. 


When hiring an agent to sell your home, you may be able to negotiate a lower fee just by asking, especially if you're willing to use the same agent to sell your current home and to buy your next one. 

Always discuss commission before signing a contract!

4. Most of the time your agent knows neighborhoods better than you think! Yup, that is exactly what I said, even if it does not sound as surprising. 


This is something seriously important! A motivated salesperson should have done their homework in a neighborhood before showing you homes there. 

If they don’t know the neighborhood you’re considering, don’t be shy about choosing someone new to work with. If you want to test them, always do your homework first so you can catch the lie or the truth!

5.You may pay way more than needed! 


It may sound as if you need to pay a little extra to get the home that you want, but do not do so. In markets, you’ll have to bid aggressively from the beginning. 

Before you start negotiating, make sure you know many things about the house and its state of condition, because it will suck if you get stuck with a rat-infested house! Remember: Don't suck and get stuck! 

Be ready and do your homework. You are a way to smart for missing out on small details.
